Staging Your Home to Sell it Faster
Staged Homes Sell Twice as Fast as Unstaged Homes on Average The saying “you never get a second chance to make a first impression” is absolutely true when it comes to selling your home.
Stand Out From the Competition
The condition and presentation of your home is critical. In today’s market, your home MUST stand out from the competition. It takes more than a checklist or quick staging consultation to make your home shine among the competition.
At Premier Colorado Realty group, we realize that properly preparing your home for sale sets the stage for the entire sales process – including marketing and pricing. I am certified home stager and work with you room by room working with what you already have in your home to stage your home to show beautifully in photos, our HD videos, and as buyers tour your home.
Staging Is More Than Quick Consultations & Checklists
Of course I work with you to improve curb appeal and obvious interior issues such as clutter and furniture placement; however, as a seasoned Realtor AND a home stager, I know what it takes to prepare and stage your home to sell, AND I take the time for the details that truly make a difference and set your home apart from the competition. We realize that some real estate agents offer a free staging consultation with their listing service where they bring in a stager to work with you for an hour or so and then leave. While this is certainly better than no staging, I stage homes room by room specifically for photos, HD video tours, and ultimately buyer tours & your everyday living if you occupy the home.
Staging for Our HD Video Tours
With our HD Home video tours, our goal is to connect buyers to the homes. We want to help them understand the flow and layout and really spark their imagination to help them to dream of one day living in that home. That is why it is so important to stage room by room for videos. Sometimes it takes moving a plant or accessory around the home to add that extra warming touch to a room. Simply staging a couple of rooms and then videoing the entire home does not present the home in the best light possible.
Staging for Property Photos with Impact
We also provide state of the art photography with retouching , so it is equally important to “stage” each room as we take photos. Often staging for a photo is much different than staging for a buyer tour or your everyday living..
We believe that successful home staging is the art of using expert marketing and decorating techniques to create an environment that buyers can aspire to, and feel at home in -- Creating a feeling of: “If I buy this house, I can live like this.”
We are trained to analyze and work with a combination of eight F-E-E-L-H-O-M-E design elements in each room of the home in order to create a lasting impression for the home buyer. We create several “emotional connection points” throughout the home so that when a buyer steps into the house they feel at home. They feel “ this is it. This is the one”.
Three Phases to Home Staging . . .
One – Using What the Home Seller Already Has You will be amazed at the dramatic transformations a Professional Home Stager is able to accomplish in a single Staging Consultation using what you already have! Successful home staging must make financial sense, and I am experienced and knowledgeable in making the most of the home seller’s current belongings in order to turn buyer traffic into offers.
Two – Recommended Purchases
Working with your budget, I will only make those recommended purchases that will more than pay for themselves in the speed and amount of sale. I will work with you and find those perfect, inexpensive accessories that will have a dramatic impact on each room of the home.
Three – Simple Yet Dramatic Cosmetic Changes
Depending on your budget and timing, I will suggest paint, electrical, and other cosmetic improvements that will result in a high return on investment. Don’t spend money on cosmetic changes without consulting a staging expert.
Why stage a home? Top 10 Reasons
- You Will Make More Money - According to the National Association of Realtors (NAR), the average staging investment between 1 and 3 percent of the home's asking price, will generte a return of 8 to 10%!
- Your House Will Sell Faster and For More Money - Staged homes typically sell in half the time as an un-staged home on average. A National Association of Realtors survey found that the longer a home stays on the market, the further below list price it drops. Homes that sold in the first 4 weeks averaged 1% more than the list price; 4 to 12 weeks averaged 5% less; 13 to 24 weeks averaged 6.4% less than list price; and 24 weeks averaged more than 10% less than list price.
- The Cost of Staging . . . Doesn't Cost a Dime - In a 2009 Home Gain Survey of over 2000 Realtors, it was discovered that home staging typically provides a 586% return on investment!
- Home Sellers Cannot View Their Home Objectively - if you can't see a product objectively, you can't "package and merchandise" it effectively. I assist you in the staging process to view your home through "Buyers' Eyes" and position each room for maximum appeal.
- Your Online Photos and Video Will Stand Out Amongst the Competition - According to a NAR profile of buyers, over 98% of buyers are searching for homes online first before deciding to visit. Give buyers a reason to want to see your home by having multiple photos of beautifully staged rooms that will stand out among the competition.
- Only 10% of Home Buyers Can Visualize the Potential of a Home - Tha's why staging a home is critical! You don't want the advantages of your hoome overlooked and left up to the buyers' imagination.
- Less Headache and Stress in the Sales Process - The packing starts now in order to create a sense of space. I will give you easy organizational strategies, so that you can have your home ready to show at a moments notice.
- The Money You Make On the Sale of Your Home May Be TAX FREE and the Money You Spend on Staging Items Can Be Deductible - Take advantage of a possible tax-free capital gain by getting every dollar possible while getting a possible tax deduction for spending on staging services to improve and sell you home! (please consult you accountant)
- Leaving Your House in "As Is" Condition Will Only Help Sell the Competition - Right now the number of homes for sale and number of sales per month make it a "Buyer's Market". Competition is stiff, and buyers have very high expectations, as well as many choices. Successful agents know that the key to competing is professional staging because it creates compelling online presentations, drives buyer traffic to your home, and turns prospects into buyers. Don't sell you competition . . . I will work with you to stage your home first!
- You Can Relax - You will have the satisfaction of knowing that you have done absolutely everything possible to effect a quick sale of your most valuable commodity for top dollar!
