Buying a Home in ColoradoThere are plenty of homes for sale in the Boulder Area to fit just about any lifestyle. With hundreds of homes to choose from, how do you begin the process? It’s tempting to jump in and start looking for a home with little regard to the process – most people do. However, the best way to make sure you choose the right home is to properly prepare yourself. This is a great place to start… Representation in Colorado - Buyer’s Agent vs. Transaction Broker – Buyer RepresentationAs a buyer, you have two choices when working with a Realtor® -- Buyer Agent or Transaction Broker. A brief description of each is provided below: Transaction BrokerA transaction broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the colsoing of the transaction without being an agent or advocate for any of the parties. No written agreement is required Buyer’s AgentA buyer’s agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer. Your Interests are Professionally Represented – With NO RISK Entering into a Buyer’s Agency Agreement has countless advantages and no disadvantages. When you sign the agreement, you are simply agreeing to “hire” a personal representative who, by law, must represent your best interest. All of this personal service is available at absolutely NO COST TO YOU! The Seller’s Agent is responsible for paying your Buyer’s Agent Commission. Continuing education, market research, and vast experience are combined with an excellent team of real estate professionals to find and negotiate the perfect home for you. I will guide you through the home buying process and exclusively represent your interests as we help you find your home, research the market to determine your offer, expertly and professionally prepare and present your offer, negotiate the terms of the contract and walk you through the escrow and closing. Keep in mind that the Colorado Contract to Buy/Sell Real Estate is 14 pages long . . . it is to your benefit to have your interests represented exclusively as it is prepared.
